Tips for Finding and Renting a Property

When you are looking for a property make sure you do your own research to know what you can get for your money. Similar properties can be priced differently so it is important to get a feel for what a good price is.

Use the real estate websites to your advantage and register yourself for their automatic email updates. It is simple, it is free and it works!

Make yourself known to property managers and leasing consultants. It is their job to match tenants to properties, so the more they know about what you are looking for, the more likely they will be able to help you. A good property manager or leasing consultant will add your details to their own database of tenants seeking properties and call you when something becomes available.

Avoid missing open-for-inspections as Melbourne’s rental market is currently still strong and it is common for properties to be leased after the first viewing.

It is important to arrive on time for both private appointments and open-for-inspections as most agents manage their own time well and book consecutive appointments. This means that arriving late eats in to your own time for viewing the property.


Renting
Offering more than advertised weekly rent on your application can give your application a better chance of success. This, however, should not be encouraged by property managers or leasing consultants and such practice has been the subject of media controversy. An ethical property manager or leasing consultant will not suggest this, but they will inform you if other applicants have offered more money. It is also important to remember to that your application may be better than another even without offering a higher rent – Landlords will usually prefer tenants with a stable income and a good rental history over all else.

Only apply for a property if you are 100% sure that you want it. Landlords will avoid taking risks on tenants who have applied for multiple properties. Also, ensure that your application is completed in full and that your references are available to avoid any delays in your application’s processing.

Once your application is processed and accepted, it is in your best interest to sign the lease and pay your bond and rent monies as soon as you can. This secures the property for you and prevents dodgy rental agents and landlords offering the property to applicants who have offered more money for the property. Such practice is unethical, but it does happen.

Once you move into the property, take time to read and complete the condition report. A good property manager will provide a detailed up-to-date condition report complete with photos. Return it to your property manager in the specified time as the condition report helps protect your bond at the end of your tenancy.
